Glynn County Housing Market Update

The Glynn County housing market includes Brunswick, Jekyll Island, Sea Island, and St Simons Island. The housing market locally and nationwide is experiencing some bumps, and it’s interesting to see how the data is trending here locally. The Georgia Association of REALTORS® publishes a monthly housing trend report, and the April report shows an up-tock in new listings while pending sales, closed sales, and average sales price are down.

New listings for single-family homes in Glynn County for April were up 5.5% compared to same month in 2022, and pending sales were down 15.6%. Days on market has increased by 59.5% for the month, and 56.1% year-to-date. The median sales price is up and average sales price showed a small decrease. Condo and townhome listings are flat year-over-year, and the days on market has increased 65.9%.

It’s important to keep an eye on the market trends whether you’re buying or selling real estate in Glynn County. Properties are sitting on the market longer, and buyers have more room to negotiate than what they had in the last couple of years.
