The Georgia Department of Community Affairs offers the Georgia Dream program to help homebuyers with their down-payment. There are multiple programs, and Public Safety, Education, and Nursing workers can all get a higher dollar amount towards the cost of their home. This program has annual income limits and some strict underwriting guidelines, but can be a good fit for certain people.
100% FHA Financing
Capital City offers a specialty 100% FHA loan that includes a 96.5% first mortgage and 3.5% second mortgage. This program has no annual income limits, but does come with a higher interest rate than traditional FHA loans.
CCHL 100% Community Mortgage
This in-house down-payment assistance mortgage is geographically and income restricted, but can finance up to 100% of the purchase price of your home with no mortgage insurance.
